I have spent the last thirty six years of my life involved in all aspects of real estate. I have thought for quite some time about what services to provide in my new company. As I was unable to decide, I have come to the conclusion that providing all of my services is both beneficial to the client, and to myself, by furthering my expertise and educating me.
Thus, when I construct a building, this gives me direct experience and knowledge about the cost approach in a fee appraisal, knowledge of the costs to build an addition or replace a property that I am selling, or an understanding of the accuracy of cost tables used for valuing a project for property tax purposes.
When I appraise a property, this gives me direct experience about a neighborhood, which makes my listing and selling price recommendations more accurate, helps me learn land values in the neighborhood for a proposed building project, and I learn sale prices, rents and expenses for a prospective property tax protest.
When selling or leasing a property, I have direct knowledge of whether a new project is feasible, and what properties would be appropriate as sales comparables in an appraisal or property tax protest.
When I represent a property owner at a property tax protest, I learn about other properties in the neighborhood which have sold, building opportunities in areas where projects are being constructed, and the costs of property taxes in a particular locale, which is the highest line item for most landlords.
As you can see from these examples, work in one discipline in real estate expands my knowledge and expertise in others.
